Prior Notification of Intent to Sell or Rent


Please be advised that all owners must comply with the following relative to their property:

The homeowner must provide the Charter Oaks and Chappelle Villa’s Manager (Management) written notice at least twenty (20) days in advance of listing or leasing their home. You may or may not know, but the Manager is required to complete a number of legal documents prior to your final closing on the property. These documents take a considerable amount of time to complete in order to be ready in a timely fashion. We do not want the lack of your providing information to hold up your final closing.

A homeowner intending to sell their home through a real estate agent must have that agent contact Management. A copy of our rules and regulations will be furnished to the agent. If the owner decides to sell their residence themselves, they must also registers their intent to sell with Management and receive a current copy of the rules for the prospective purchasers.

As a reminder – “Open House” signs are to be displayed on weekends only. No window signs allowed.

With respect to leasing your unit, prior notification to Management is required, along with a copy of the lease. We need to keep our records up to date regarding the residents within our community. We do this for a number of reasons, such as emergency procedure notification for issues regarding utilities, plumbing, water, electricity, cable, etc. We may also have to, in the worst case, provide notification to family members in the event of a medical problem. As a reminder, the minimum time you can lease your unit is twelve (12) months. Short term leases are NOT allowed.

All owners intending to sell their condominium will be required by law to provide Management with a $200.00 security deposit. This fee applies to both the person moving into the unit and the person moving out of the unit. This money will be used as needed to repair any damage that is inflicted to common areas or basements by an owner and/or tenant. This deposit will also include costs for removal of any debris, furniture or items left by the resident when the move occurs. No damage, no problem. Such security deposit in full or prorated will be refunded within two (2) weeks of final inspection by Management; such refunds will not be delayed unnecessarily.

If you decide to sell your unit, you may want to make sure, in advance, that the potential buyer signs this form. It’s required before the Office can proceed with final closing papers.

Please note that a Pet Registration Form must be completed, and a Pet Registration Fee of $100 is due when you register your dog. _____________________________

Please confirm that you understand that you may only have one dog weighing 35 lbs. or less at maturity, or two cats. Violation of this rule will result in a fine, and this fine will continue on a daily basis if violation continues. This fee will be subject to interest fees, and to late charges. If this fine is not paid promptly, a lien will be placed on my unit. ______________________
